Lori Samolyk called the meeting to order at 6:35 PM. Quorum was present.
Email from Jane Batten read. Next flyer to residents shall have reminder on trash collection schedules and the security advantages of maintaining exterior night lighting at each home.
Harvey and Deborah Jones discussed a drainage situation they were having behind their patio. There was a question as to whether the drain line protruding from the ground at the end of the retaining wall at the left rear corner of the house is cluster property or belongs to Harvey and Deborah's house. Tom Critchfield, a civil engineer, said that this could easily be determined by running a garden hose down the downspout extension pipe and seeing if water then discharges from the aforementioned drain line. Tom will perform this test by July 25. Tom recommended a method for drainage of the back yard, which currently lacks the slope necessary for proper drainage, to add an area drain there and run underground piping from it across the common ground to a nearby storm drainage manhole. This cost would be the responsibility of the homeowner if it is determined that this is from their downspout.
No Board meeting was held June 2012.
The board reviewed the financial statements through
June 30, 2012. D. Humes to update the terms and rates held by the Suntrust CD accounts to reflect on the financial statements.
Parking Lanes: James Binkley and Judy Azzara will meet with Fairfax County Fire Chief after July 20. This meeting should provide resolution of issues and final guidance regarding paving marking, no parking signs, etc.
Cluster standards change:
Lake Audubon Terrace West will submit a request to the RA Design Review Board to revise the Cluster Standards with additional options for proposed synthetic siding and front doors. DRB Request Form completed and signed by three board members. Submission package to be submitted to RA on July 19.
(Changes to Virginia Property Owner Acts)
The Board approved the CICB Complaint Process Resolution and the Access to Records Policy Resolution.
Ivan motioned that a contract be procured for the hosting of a new LATWCA website. The cost for the website is $50 start up fee and $50 per month thereafter. Diane Hume seconded the motion. All approved.

The board reviewed the status of delinquent accounts.
OPEN SESSION – 8:20pm:
FUTURE BOARD MEETINGS: All board meetings will be held at the Reston community Center at Hunters Woods and start at 6:30 p.m.
