Meeting called to order at 7:05 pm

In attendance: Frank Pitts; Thomas Critchfield, Paul Davis and Paull Phillips

President Frank Pitts welcomed new Board members Thomas Critchfield and Paull Phillips

Minutes of October 26, 2009 meeting were read and approved.

Frank reported on correspondence received from an attorney representing the foreclosure on lot #11, formally owned by David Glover.   The Association has no lien on the property.   Dues is paid up to October 9th, the date of foreclosure.   Frank expects the bank to make good on any dues from that date.

Also, notification has been received from Virginia that a 2003 state tax return was not filed.   Frank will take care of this.   Virginia DPOR fees and assessment has been paid.

Treasurer, Paul Davis, reported that all 2009 accounts payable checks have been issued.

Nominations for Association officers were voted on and approved.  Results as follows:  President – Frank Pitts;  Vice President – Mark Getis;  Secretary - Thomas Critchfield;  Treasurer – Paul Davis.   Frank Pitts and Thomas Critchfield will occupy three year seats, Paull Phillips will fill the seat vacated by Christopher Harrison with two years remaining.   

Discussion on the 2010 budget commenced.  Frank presented a draft budget.

Paul Davis motioned to increase the annual contribution to capital reserves from 10% of gross revenue to 15%.  Paull Phillips seconded the motion.  Motion passed.

Paul Davis motioned to approve a budget of $53,760.000 for calendar year 2010, increasing quarterly dues to $240 per quarter.  Motion seconded by Paull Phillips.  Motion passed.

The meeting was adjourned at 8:50 pm.
