Minutes of November 12, 2007 LATWCA Annual Homeowners' Meeting

Meeting was called to order at 7:15 p.m.

Present were all active board members (Frank Pitts, Paul Davis, Mark Getis, Christopher Harrison and David Glover). Also present were a quorum of homeowners (see sign-in sheet).

Motion to approve minutes of the annual meeting made by Frank, seconded by Paul, and unanimously approved.

President Frank Pitts provided a management report. Below is a summary of the management report, as provided by Frank Pitts.

Re "State of the Association":

The state of the association is "very good."

Re " 2007 Accomplishments":

1 - Operated below budget with surplus going to Capital Reserves
2 – Grandfathered in existing porch lights for approval for use by Reston Association
3 – Landscaping maintenance and improvement projects including erosion project behind waterfront homes.
4 – Contracts for trash and landscaping up for bid and renewed at favorable pricing.

Paul Davis provided the Treasury Report.  LATWCA is under budget for 2007. See Treasuer's report for details.  2008 budget is expected to be similar to 2007 with no expected dues increase.

Frank noted that the 5-year reserve study is due in 2009.

Nominations were opened for one board position.

Fran Bastress nominated Mark Getis.

Nominations were closed.

The nominees were all unanimously elected.

Homeowner comments were received.

The meeting was adjourned at 8:05 p.m.
